Can I use acrylic latex over elastomeric?

share

My strata building was painted about 14 yrs. ago with elastomeric over stucco. It has stood up well, still in excellent shape but we want to freshen it up. We have been advised to use a top coat of acrylic latex. Is this good advice?

  1. With the passage of time, paint films will wear considerably. 14 years should be sufficient time for the elastomeric film to erode and allow the acrylic paint to properly adhere. A satin or semi-gloss acrylic will have the best adhesion properties.

  2. Using a top coat of acrylic latex over elastomeric paint on stucco is a viable and common option for freshening up the painted stucco. Elastomeric paint is known for its durability and flexibility, providing excellent protection against cracks, water infiltration, and weathering. By adding a top coat of acrylic latex, you can enhance the appearance of the building while providing an additional layer of protection.

Acrylic latex paint offers good adhesion to various surfaces, including elastomeric paint, and it provides a smooth finish that can help rejuvenate the building’s appearance. When applying the acrylic latex top coat, ensure proper surface preparation by cleaning and priming the existing paint to promote adhesion and longevity.

It is important to note that while acrylic latex paint is a suitable choice for a top coat over elastomeric paint, careful consideration should be given to factors such as climate, maintenance requirements, and color selection. Consulting with a professional painter or contractor can help ensure the best outcome for your strata building’s exterior refreshment project.

Overall, opting for a top coat of acrylic latex over existing elastomeric paint can be a cost-effective and practical way to revitalize the appearance of your building while maintaining its structural integrity. Proper preparation and application are key to achieving a successful and long-lasting finish.
