  1. Many variables could cause the conditions you reference. Age of construction, Type of construction. Age of coating. Type of heating system. Do you smoke? If able to give greater detail, I will attempt to give you some general ideas.

  2. No, I don't smoke. I don't use aircon. Is it true that its because its not well ventilated? Coz most of the time my windows and door are close.

  3. The deterioration of paint on your ceiling and walls, manifesting as fading and the appearance of white patches with green discoloration resembling mold, is likely due to a combination of factors.

Firstly, moisture infiltration is a prominent cause. If there are leaks in your roof or plumbing systems, water can seep into the walls and ceiling, leading to dampness. This damp environment is conducive to mold growth, which thrives in humid conditions. The green coloration you observe could indeed be mold, which is not only unsightly but also poses health risks.

Secondly, inadequate ventilation can exacerbate the issue. Poor air circulation traps moisture indoors, promoting the growth of mold and accelerating the degradation of paint. This stagnant air allows for the accumulation of humidity, creating a breeding ground for mold spores to flourish.

Additionally, the quality of the paint used and the surface preparation before painting play a crucial role in its longevity. If the paint was of low quality or applied incorrectly, it may deteriorate prematurely, especially in the presence of moisture.

To address this issue effectively, it is essential to identify and rectify the source of moisture, whether it be through repairing leaks, improving ventilation, or both. Additionally, removing the mold infestation and repainting the affected areas with mold-resistant paint can help prevent future recurrence. Regular maintenance, including monitoring for leaks and ensuring proper ventilation, will be key in preserving the integrity of your room’s surfaces and preventing similar issues in the future.
